Small Lots, Big Impacts was a two-stage initiative by City Lab of UCLA, LA4LA and the City of Los Angeles. The first part of the initiative was a design competition for one of 4 selected publicly owned sites.

COMMUNITY AND PRIVACY

Sunny Side Up, the CK Architecture design takes full advantage of the sloped site in providing a balance of community and privacy between the subdivisions as well as between the individual elements of each lot.  All entrances are carefully arranged along a common access path at the East of the development. A clear hierarchy of increasing privacy leads from the public right-of-way to the communal front yard and further down the site to each of the entrances.

INDOOR-OUTDOOR

The generously sized main 3-bedroom units are greatly enhanced by large, closely integrated roof terraces that act as private outdoor rooms at each of the upper floor levels, allowing indoor-outdoor activities and creating the perception of enlarged living areas.

 

DAYLIGHT

The massing for each lot development consists of a series of stepped volumes, each oriented towards the South and West to enhance access to natural light despite the narrowness of the site and the heavy vegetation.

FLEXIBILITY

While separate entrances on different levels and stepped building arrangements provide perfect privacy for main units, ADUs and JADUs, these elements could easily be more integrated and transformed into single multi-generational entities in the future, if so desired and permitted

THE MAIN UNIT

Each main unit consists of three levels and a roof terrace. The central floor at the heart of the unit is dedicated to communal activities such as eating, gathering and entertainment while the master bedroom lies above and the children / guestrooms are below at the entrance level. This arrangement provides privacy for each generational group, separate children / guest access, a buffer between parents and children and a bonus open area at the rooftop.
